Home Inspections in Nanaimo, BC

Thorough home inspections in North Nanaimo, South Nanaimo, Cedar and Lantzville

Your Home Inspector in Nanaimo

I am Adam Lockwood, a licensed home inspector trained through Carson Dunlop Residential Training, and I inspect homes from Victoria up through the Cowichan Valley to Nanaimo. I can service anywhere Mid-island and down, including North Nanaimo, South Nanaimo, Cedar and Lantzville.

Before I became an inspector, I spent more than 20 years in custom home construction, timber framing, renovation and project management. That background shapes how I look at a house: not just what is wrong, but why it happened and what it will take to fix. Whether you are buying your first home in Nanaimo, moving up-island, or selling, you get a careful inspection and a clear, photo-rich report.

What Nanaimo Homes Are Like

Nanaimo has a wide mix of housing, and each type has its own common concerns:

Central & South

Older and Post-War Homes

Around downtown and in South Nanaimo you find older character homes alongside houses from the 1950s to the 1980s. Many have been renovated in stages, so I look at where newer work meets original wiring, plumbing, framing and foundations, and at crawlspaces and basements for signs of past water.

North Nanaimo

Newer Homes on Sloped Lots

Much of North Nanaimo was built from the 1990s on, often on hillside lots with retaining walls, decks and walk-out lower floors. Newer does not mean problem-free: I check drainage away from the house, deck and stair connections, roof and flashing details, and the envelope around windows and doors.

Condos & Townhomes

Strata Homes

For a condo or townhome, the inspection focuses on the unit and its accessible systems and components, and I help you understand which items are likely yours to maintain.

Rain, Drainage and Moisture

Like the rest of the Island, Nanaimo gets most of its rain between fall and spring. Water that is not carried away from the house ends up in crawlspaces and basements, and slow leaks behind siding or around windows can go unnoticed for years. Thermal imaging and moisture meter readings help me find damp areas you cannot see, and I trace them back to the likely source.

If I see signs that the drainage around the foundation is not keeping up, a perimeter drain camera inspection shows what is happening inside the buried pipe. Nanaimo also grew up as a coal-mining town, and parts of the city sit over old mine workings. An inspection cannot see underground, but I note cracking, sloping floors and settlement, and it is worth checking the City of Nanaimo's records for the property.

What Every Nanaimo Inspection Includes

  • Infrared thermal imaging in every inspection
  • Moisture meter readings where needed
  • Drone roof inspection where conditions permit
  • Roof, exterior, structure, plumbing, electrical, heating and insulation
  • Practical maintenance recommendations
  • Detailed digital report, typically delivered the same day

Radon Testing in Nanaimo

Radon levels vary from house to house, even between neighbours, and Health Canada recommends that every home be tested. Radon testing is available as a standalone service or alongside your home inspection.

Adam was knowledgeable and thorough, with all of the right equipment. After he inspected the inside and outside of the home, he sat down with us and our realtor to talk about what he found and explained why it was important (or if it was not an issue as well).

As a senior doing renovations on a rental home on our property I called Lockwood Home Inspections to be assured of proper workmanship. I found Adam to be prompt, courteous and respectful. It was a rewarding experience witnessing his professional attitude.
